PMC scope · reviewed rule-table calculator

Plot FSI, explained before it is calculated.

Enter the plot area, then confirm the planning regime and road-width band from current official records. Supported rule rows show indicative FSI and built-up area without guessing uncertain cases.

Step 1

Calculate an indicative rule-table FSI

Four convenience assumptions are preselected. Planning regime and road width are intentionally left for you to confirm.

Plot area
Site assumptions confirm all four
Convenience defaults are assumptions—not facts read from a map or pin. Confirm them from current PMC records.
Required planning details

These cannot be inferred from plot area alone.

Open PMC plan directory (opens in a new tab)

Your result will appear here

Enter the plot area, choose a sanctioned planning regime and confirm the road-width band.

  • No unknown regime is guessed
  • No road width is assumed
  • Unsupported cases show review guidance

PMC UDCPR FSI reference chart

Road-width-based values transcribed from the reviewed UDCPR tables used by this calculator.

PMC uses the UDCPR columns headed “For all Municipal Corporations”. Maximum FSI is before ancillary area.

Ancillary-area FSI

Up to 60% for residential use and up to 80% for non-residential or industrial use may apply. It is optional, premium-bearing and subject to all UDCPR conditions; it is not included in the chart maxima above.

Reference aid only

These maxima exclude ancillary-area FSI and are not a sanction, entitlement or development permission. Premium FSI and TDR remain subject to payment, availability and every applicable condition. Current notifications, official DP records, reservations, deductions, site conditions and competent-authority interpretation prevail.

Step 2

Verify DP, TOD and rule sources

Official pages open live in a new tab. Their content can change; the numerical calculator remains tied to its reviewed snapshot until a reviewed website release updates it.

01

PMC Development Plans

Browse sanctioned, draft and merged-area plan collections. A locality or collection is not a certified plot-specific sheet.

02

PMC TOD references

Notification-linked map references for Metro corridors and planning units. A visible corridor or buffer is not plot certification.

04

Updated UDCPR source

The reviewed regulation PDF used for the supported rule tables. Later official notifications and interpretations prevail.

TOD area search limitation

PMC’s live TOD document list does not provide a locality-to-sheet crosswalk. A title match cannot prove coverage, and no title match does not mean a plot is outside TOD. Obtain the Planning Authority’s delineation approved by the State Government and a plot-specific certificate.
