These values apply only after the plot is confirmed within a TOD zone delineated by the Planning Authority with State Government approval.

Boundary wording: The printed bands overlap at exactly 12.0 m, 15.0 m and 24.0 m. The calculator does not choose between overlapping rows; obtain competent-authority interpretation.

Up to 60% for residential use and up to 80% for non-residential or industrial use may apply. It is optional, premium-bearing and subject to all UDCPR conditions; it is not included in the chart maxima above.
These maxima exclude ancillary-area FSI and are not a sanction, entitlement or development permission. Premium FSI and TDR remain subject to payment, availability and every applicable condition. Current notifications, official DP records, reservations, deductions, site conditions and competent-authority interpretation prevail.
